Luxembourg - Ban de Gasperich

Gamma

Félix Giorgetti presents Gamma, an office building under development of 12,000 m2 in the heart of Ban de Gasperich.

Located at the corner of Lise Meitner street and Raiffeisen boulevard, Gamma offers exceptional visibility in the heart of a dynamic and rapidly growing neighborhood. Its direct proximity to public transportation networks and the country's main roads makes this new address easily accessible.

Gamma benefits from a premium location, perfectly integrated in its economic and social environment, within a developing pedestrian zone and a few steps from the Cloche d'Or shopping center.

Ultra-modern look

In the heart of Ban de Gasperich, an expanding and dynamic district, Gamma, our under development office building, offers a vast working area of ±12,000m2 spread over 12 levels and 150 parking spaces on three basement levels.

For the façade, we chose architectural concrete for an ultra-modern look with glass elements to add a touch of lightness. The verticality of the building is broken from the 6th floor, which has a large terrace, and the rest of the floors are set back.

To make the transition between these two elements, a floor ensures the caesura and presents a glass surface, giving a more airy character to the upper floors.

Our teams are at your disposal to develop a functional project, which perfectly meets your needs and custom-made arrangements to promote the well-being of its occupants.

Once the project is developed, it will take about 30 months to complete.

Location

Premium location

The Ban de Gasperich district enjoys an ideal location with easy access. It is located to the south of Luxembourg City at the level of the Croix de Gasperich interchange, the junction between the three A3, A1 and A6 motorway flows, coming respectively from France, Germany and Belgium.

In terms of mobility, the district is very well served and has been designed to facilitate travel for the thousands of people who come to work in Luxembourg: it alone has more than 5,500 parking spaces (7,000 in 2023) spread over three park and rides (Kockelscheuer, P+R Sud and P+R Cloche d’Or), which are served free of charge by the Luxembourg City network bus lines.

A genuine mobility hub has been created here, which is set to develop over the next few years. The tramway line, which currently links Kirchberg to the central station, will reach the Cloche d’Or district by 2023 and make it possible to get to the airport via the city centre. In addition, bicycle rental stations have been set up at various locations in the district.

The Cloche d’Or district is designed as the lung of the new Ban de Gasperich district, but also as an exclusive hub for the region by embodying a premium positioning.

The Gamma building benefits from its central location, within 300m walking distance of a tram stop. The new tramway line will connect the Cloche d’Or district to the new national stadium on one side and the central station district, or even Luxembourg international airport on the other side.
